Our story

We live here too — and we have a vested interest in seeing your community thrive.

Landmarc is the oldest independent, locally owned community association management company in the Fredericksburg area — serving Central Virginia continuously since 1992.

We're small enough to provide personalized attention, and large enough to provide expert service. Second-generation, family-owned, and accountable to the communities we manage because they're the ones we live in.

From a distillery's property arm to Fredericksburg's most-trusted management partner..

Landmarc began in 1992 as Bowman Real Estate Services — a subsidiary of what is now the A. Smith Bowman Distillery — created to support the company's property holdings. Over the years it grew into a full real estate firm.

In 2016, we made a deliberate decision: to focus exclusively on what we did best — community association management. Through every chapter, one thing never changed. We stayed locally owned and independently operated.

While national consolidators have acquired or displaced other local firms across Virginia, Landmarc has held its independence. Today we're a second-generation, family-owned company — and when something goes wrong in your community, you're not calling an 800-number. You're calling people who have been serving Central Virginia for decades.

What makes us different

The capability of a larger firm. The accountability of a local partner.

Strong financial controls, in-house accounting, established processes — and then the part most firms can't replicate: it comes down to service.

01

Longest-tenured independent firm in Fredericksburg

Serving Central Virginia since 1992

Local ownership means our reputation is personally tied to the quality of service we deliver. We've stayed independent while national consolidators absorbed our competitors — because continuity and accountability matter more to boards than scale.

02

AAMC accreditation, PCAM-credentialed leadership

83% of management staff credentialed

We hold CAI's company-level AAMC designation — awarded only to firms that demonstrate the highest operational and ethical standards. Both Ryan and Gail Fernett hold PCAM, the top individual credential. Most local competitors hold neither.

03

Managers who stay — and a team that knows your community

Average manager tenure of about six years

Manager turnover is the industry's top pain point — boards are tired of rebuilding relationships. Our average manager tenure of nearly six years, 95%+ client retention, and a longest-tenured manager at 24+ years mean you work with people who know your community by heart.

04

Dedicated, in-house financial management

24+ years under current VP

All association accounting is handled in-house by degreed professionals — never outsourced. It's the first thing new transition clients notice as different. Early budgets, auto-launched financial statements, and a structured collections process keep boards out of surprises.

Leadership

People you'll actually reach.

Our leadership is hands-on. When concerns escalate, the president steps in directly — not a regional manager three states away.

How we work

Professional, personal, above and beyond.

Always reachable

Named, accountable managers and a 24–48 hour response standard. Routine questions resolved on the first call; a 24/7 emergency line staffed by live operators.

Proactive, not reactive

Weekly Board Briefs, auto-launched financials, and governance issues flagged from day one — so boards don't have to ask in the first place.

Personally invested

We live here too. Deep local vendor relationships, built over 33+ years, get our communities priority response other firms can't get.
